An Environmental Site Assessment is the standard process for identifying those risks before they transfer. At the Phase I level, the assessment evaluates a property’s history, regulatory record, and current conditions to determine whether Recognized Environmental Conditions exist. If concerns are identified, a Phase II assessment uses sampling and laboratory analysis to quantify the extent of any contamination.
