Every property transaction in the oil and gas industry carries environmental risk. Former well pads, production facilities, tank batteries, disposal sites, and pipeline corridors all have the potential to harbor contamination that is not visible from the surface. If that contamination goes unidentified before a transaction closes, the new owner inherits the liability and the cost of addressing it.

An Environmental Site Assessment is the standard process for identifying those risks before they transfer. At the Phase I level, the assessment evaluates a property’s history, regulatory record, and current conditions to determine whether Recognized Environmental Conditions exist. If concerns are identified, a Phase II assessment uses sampling and laboratory analysis to quantify the extent of any contamination.
